Removals
Flat moves planned around the stairs, the lift and the parking
Moves in and out of flats, maisonettes and apartment blocks, where access shapes the job as much as the contents do.
What it is
Moving a flat is rarely about how much you own. A one-bedroom flat on the fourth floor with a small lift and a loading bay two streets away is a longer, harder day than a two-bedroom house with a drive, and pricing it as if it were the same leads to the wrong vehicle, the wrong crew and a bad afternoon for everybody.
So when you enquire about a flat move we ask a different set of questions. Which floor, and are the stairs straight or winding? Is there a lift, and will a double mattress go in it? Does the building have a concierge or managing agent who needs notice, a booked lift slot or a certificate from your remover? Where can a van stop, for how long, and does the council need to suspend a bay?
With those answers we can size the crew for the carry rather than for the volume, and choose a vehicle that can actually get to your door. On the day, we protect communal hallways and lift interiors, keep the stairwell clear for neighbours, and stage items at the vehicle so the building is not blocked for longer than it needs to be.
We work across every kind of block in East London and beyond: Victorian conversions with narrow turning stairs, post-war estates with one small lift, new-build developments with underground loading bays and time-restricted access, and purpose-built retirement and student accommodation.
What affects the price
No figures until we know the job. These are the things that move a flat and apartment moves quote up or down, and why.
- Floor and liftthe carry
Every flight of stairs adds handling time to every item. A working lift big enough for furniture changes the job completely, so we ask for its internal size if you know it.
- Vehicle accessloading bays, permits
Where the vehicle can legally stand, and how far that is from the entrance, sets the pace of the whole day. Some developments require a booked bay; some councils require a bay suspension applied for in advance.
- Building rulesnotice, hours, documents
Managing agents often restrict moves to certain hours or ask for documents before letting a crew in. Finding this out on the morning wastes the time you are paying for.
- Volumestill matters
Even with good access the contents decide the van. The estimator on the quote page is built for exactly this: tick the items you have and see the vehicle class.
- Distancelocal or long
Within London we price on time; longer moves add mileage and driving hours, shown separately.
What we need from you
The information that turns an enquiry into an accurate quote. Have it ready and the quote comes back faster and closer to the final price.
- Both postcodes, the floor number and whether there is a lift
- Lift internal dimensions if a large item has to go in it
- Where a van can stop and whether a bay or permit is needed
- Any building rules: hours, notice, documents required
- Large items, especially sofas, wardrobes and mattresses
- Your move-out deadline and any inventory check time
How it works
Describe the access
Floor, lift, stairs, parking and building rules. Photos of the stairwell or lift are genuinely useful.
We size the crew and vehicle
The quote states how many people and what vehicle, based on the carry as much as the contents.
Arrange building access
You book the lift or loading bay if the building requires it; we supply any documents the managing agent asks for.
Moving day
Communal areas protected, items staged and carried in a sensible order, vehicle loaded for the route.
Delivery
The same care at the new address, whether it is another flat or a house.
The fourth floor is not the same job as the ground floor, so it is not the same price.
We would rather ask ten questions about the stairs than send the wrong crew.
Questions people ask
My sofa came in through the window. Can you get it out?
Tell us in advance and send a photo. Some items can be dismantled; some can be angled through with two experienced people; some genuinely need external access, which we would need to plan and price separately.
The building only allows moves between certain hours. Is that a problem?
No, but we need to know before we quote so we can allow the right crew to finish inside the window.
Do I need to arrange a parking suspension?
If there is no private loading area and the street is controlled, usually yes, and councils need notice. We will tell you what we need and where the vehicle will have to stand if a suspension is not possible.
Can you move me on the day my tenancy ends and still leave time for the clean?
That is a common request. Give us the inventory check time and we will quote a start time that allows for it, and tell you honestly if the volume and access make it tight.
Is a small flat cheaper with a man and van instead?
Often, if the access is straightforward and the contents fit a van with one or two people. Our man and van page explains where the line sits, and we will suggest it if it suits you better.
